Charleston Commons is a beautiful subdivision of 140 homes located in Lawrenceville, Georgia (Gwinnett County) within a short drive to Interstate I85. Please click on the left hand menu to access data regarding our neighborhood.
The Board considers this site a living document and encourages your participation. If you have any suggestions or would like to submit information to be posted, please contact the HOA by emailing helen@smgmgmt.com.
Reminder from the Board and ACC
Please remember to submit any changes to you house or property to the Architectural Control Committee for review and approval. This is a required step to any home project that affects the look of your home or lot. This includes but is not limited to the following examples:
- Removing trees
- Replacing a roof
- Putting up a new fence
- Installing new windows
- Installing a front door
- Putting in new garage doors
- Painting your home
- …and many more

Charleston Commons Frequently Cited Covenant Reminders
- Signs of most types are prohibited on our lawns (example: Campaign Signs). The only exceptions (per Covenants) are:
- Real Estate For Sale (one per house for sale)
- Alarm (should be next to front door and visible at the street)
- Construction signs (during and up to one week after construction is complete)
- Please pick-up after your pets and keep them leashed at all times on all common property… it is the law and is respectful to all our neighbors.
- Parking on the street is limited to 6 hours per 24 hour period. Parking on any grass or sidewalk is prohibited. Please use your own garage or driveway or ask a friendly neighbor for permission to use their driveway for temporary parking. Cars of visitors should be parked with the flow of traffic, and garage doors should be kept closed at all time.
- Regularly check the sides of your house and your mailbox post for damage and mold. Pressure washing may be necessary to remove unsightly mold.
A few reminders about keeping your property looking nice and following our covenants:
- Lawns should be cut regularly and weeds removed for lawns and flower beds; lawns should be edged and debris discarded and not blown into the street. Berms that can be seen from the street should be cut regularly, weeds removed and overgrown bushes trimmed.
- Bushes and garbage cans should not block sidewalks.
- Place garbage cans where they will not impede sidewalk traffic on trash collection day. Garbage cans should not be seen from the street unless it is collection day. Please keep them in your garage, behind a fence, or behind your house until pick up day.
- You are subject to a $50 violation fine if you forget.
